{"id":2544,"date":"2018-09-17T09:10:46","date_gmt":"2018-09-17T09:10:46","guid":{"rendered":"http:\/\/www.swetconstructiongroup.com\/blog\/?p=2544"},"modified":"2018-09-17T09:10:46","modified_gmt":"2018-09-17T09:10:46","slug":"constructionrenovations-of-apartments-multifamily-housing","status":"publish","type":"post","link":"https:\/\/swetconstructiongroup.com\/blog\/constructionrenovations-of-apartments-multifamily-housing\/","title":{"rendered":"Construction\/Renovations of Apartments &#038; MultiFamily Housing"},"content":{"rendered":"<p>It may be difficult for property investors to know what the future holds, but new multifamily housing is significantly impacting the rental market.<\/p>\n<p>From the top renters Millennials, to Gen Zer\u2019s hitting the market, to older Americans downsizing, the multifamily housing market is expected to continue to have a high return on investment.<\/p>\n<p>\u201cRents are rising at the fastest pace in almost two years,\u201d according to <a href=\"https:\/\/www.cnbc.com\/2018\/03\/22\/rents-are-rising-at-the-fastest-pace-in-almost-two-years.html\" target=\"_blank\">CNBC<\/a>.<\/p>\n<p style=\"padding-left: 30px;\"><img loading=\"lazy\" class=\"alignright size-medium wp-image-1216\" src=\"http:\/\/www.swetconstructiongroup.com\/blog\/wp-content\/uploads\/2015\/09\/shutterstock_135206831-300x214.jpg\" alt=\"\" width=\"300\" height=\"214\" srcset=\"https:\/\/swetconstructiongroup.com\/blog\/wp-content\/uploads\/2015\/09\/shutterstock_135206831-300x214.jpg 300w, https:\/\/swetconstructiongroup.com\/blog\/wp-content\/uploads\/2015\/09\/shutterstock_135206831-1024x731.jpg 1024w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>\u2022 The median rent in the United State rose 2.8 percent over the past year to $1,445, the fastest pace of appreciation since May 2016, according to Zillow.<\/p>\n<p style=\"padding-left: 30px;\">\u2022 Potential buyers are having an increasingly difficult time finding a home they can afford, so they are renting longer.<\/p>\n<p style=\"padding-left: 30px;\">\u2022 Rising mortgage rates only exacerbate the problem, as they decrease affordability as well.<\/p>\n<p>&#8220;The country&#8217;s apartment market remains tight, with product availability generally limited to recently completed properties moving through initial leasing,&#8221; said Greg Willett, chief economist at RealPage. &#8220;Unless a renter can afford that expensive new stock, finding a ready-to-lease unit takes some real work in most locations.\u201d<\/p>\n<p>Out of the 45.9 million renters, Millennials form 18.4 million, 12.9 million comprises Generation X, and 10.4 make up Baby Boomers.<\/p>\n<p>Making apartment living attractive to Millennial and Generation X means a building that is environmentally conscious, tech savvy, online and text portals for maintenance requests and paying their rent, high speed Wi-Fi, and don\u2019t forget the furry babies, Millennials love their pets.<\/p>\n<p>The up and coming Get Z\u2019ers, are soon to be the largest demographic in the Southeastern United States.
