The multifamily housing in Florida is hotter than ever! A recent article in ClickOrlando <\/a>states the \u201cOrlando market is seeing historic rent hikes, \u2018It\u2019s ridiculous growth\u2019\u201d<\/p>\n

\"multifamilyThe Orlando real estate market \u2014 which covers Orange, Osceola, Lake and Seminole counties \u2014 is seeing the highest rent hikes in history right now, according to market analysts\u2019 part of the CoStar group.<\/p>\n

Brian Alford, is the director of market analytics for CoStar, based out of Tampa, and said the surge in rent prices is unprecedented.<\/p>\n

\u201cIt\u2019s ridiculous growth,\u201d Alford said. \u201cWe have never seen rent growing at the pace they have been growing here in the last 4-5 months.\u201d<\/p>\n

He says rent has increased an average of 14% since March 2020, with some cities increasing rent even higher \u2014 by 20%. Higher than rent prices even pre-pandemic.<\/p>\n

\u201cThey are higher, around March of this year they got back to pre-pandemic numbers, but since March it\u2019s been a 45-degree angle in terms of growth. It\u2019s the 4th highest in the nation so really unprecedented rent growth,\u201d he said.<\/p>\n

Meaning the average cost of rent in the Orlando market today is $1,511.<\/p>\n

\u201cThat\u2019s for the entire market,\u201d Alford said. \u201cIt will be more expensive in Windermere, Lake Nona and downtown.\u201d<\/p>\n

The demand for apartment and multifamily housing is expected to continue to grow in the Southeastern U.S., according to the National Association of Home Builders and Freddie Mac. Mostly due to the trends in demographics and preferences in lifestyle.<\/p>\n
