{"id":1239,"date":"2015-10-09T14:53:19","date_gmt":"2015-10-09T14:53:19","guid":{"rendered":"http:\/\/www.swetconstructiongroup.com\/blog\/?p=1239"},"modified":"2015-10-09T14:53:19","modified_gmt":"2015-10-09T14:53:19","slug":"renters-retention-multi-family-construction-record-highs","status":"publish","type":"post","link":"http:\/\/swetconstructiongroup.com\/blog\/renters-retention-multi-family-construction-record-highs\/","title":{"rendered":"Renters Retention &#038; Multi-Family Construction: Record Highs!"},"content":{"rendered":"<p>The Multi-family industry in the Southeastern United States, Orlando and Atlanta, has never been better as the occupancy rate for August reach record highs!<\/p>\n<p>According to a recent article in <a href=\"http:\/\/www.multifamilyexecutive.com\" target=\"_blank\">Multi-Family Executive Magazine<\/a><\/p>\n<p>The dog days of summer seem to have brought more of the same for the rental industry as occupancy hit another high, according to the latest analysis from Dallas-based research firm Axiometrics.<\/p>\n<p><img loading=\"lazy\" class=\"alignright size-medium wp-image-1281\" src=\"http:\/\/www.swetconstructiongroup.com\/blog\/wp-content\/uploads\/2015\/09\/shutterstock_191081627-300x200.jpg\" alt=\"shutterstock_191081627\" width=\"300\" height=\"200\" srcset=\"http:\/\/swetconstructiongroup.com\/blog\/wp-content\/uploads\/2015\/09\/shutterstock_191081627-300x200.jpg 300w, http:\/\/swetconstructiongroup.com\/blog\/wp-content\/uploads\/2015\/09\/shutterstock_191081627.jpg 1000w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>August tallied an effective rent growth rate of 5.1%, which was the seventh straight month that rent increases came in above 5%. That growth rate was an eight basis-point decline from July, but well above the August 2014 mark of 4.1%.<\/p>\n<p>The year-to-date growth rate hit 5.7% in August, which was the highest mark since the recession. Axiometrics cautions that this number could decline in coming months since it fell in September and October of previous post-recession years.<\/p>\n<p>Helping push rents was occupancy, which hit 95.4% in August. That was the highest rate since at least April 2008 and the sixth straight month the rate was 95.0% or higher.<\/p>\n<p>\u201cAs apartment occupancy continues to increase, landlords don\u2019t need to offer as many incentives to fill their vacant units,\u201d said Stephanie McCleskey, Axiometrics&#8217; vice president of research in a press release. \u201cThe national concessions rate the past two months has been the lowest since the Great Recession.
