MultiFamily Housing is the Hottest Sector for Investors According to Survey

According to an article in Building Design & Construction the construction of multifamily housing are among the hottest in the industry.

“Multifamily housing and senior living developments head the list of the hottest sectors heading into 2018, according to survey respondents. Well more than half (57.4%) indicated that the prospects for multifamily work were either “excellent” or “good” for 2018; 55.9% said the same for senior living work. Other strong building sectors: office interior/fitouts (55.2%), healthcare (50.1%), office buildings (44.5%), industrial/warehouses (44.1%), data centers (42.3%), and hotels/hospitality (41.3%). At the bottom of the list: religious/places of worship, sports/recreation, transit facilities, and cultural/performing arts buildings.”

The newest research from the National Multifamily Housing Council Research Foundation, examine how apartments are out performing other types of real estate properties.

“Over the last three decades, apartments have become a desired asset class among both domestic and foreign real estate investors because of their strong returns coupled with relatively low risk,” said Mark Obrinsky, NMHC’s Chief Economist. “Despite the different characteristics of apartment, office, retail, and industrial properties, one might expect competitive markets to reduce, even eliminate, the higher risk-adjusted returns on apartments. This research finds that not to be the case, however.”

Several cities such as Miami and Orlando, are shifting from home ownership to a renter majority.
