A few weeks ago we talked about the growth in construction of senior communities in the Southeastern United States, especially Florida, Georgia, and the Carolinas. Those thinking about investing in the industry are in for high returns on their investment.
The need for senior communities is growing. “Currently, around one million Americans live in some type of senior living community, and that number is expected to double by the year 2030. After all, with innovations in healthcare and today’s seniors living longer, more active and healthier lives, “80 is the new 65.” By the year 2040, the 85+ population is expected to triple from the 5.7 million there were in 2011 to 14.1 million.” American Senior Communities.
The key to a successful senior community is to understand what this growing population is looking for in their new home.
Pedestrian friendly communities will encourage physical exercise and social activity, outdoor gardens with places to gather and spend time outside.
Promoting a safe and healthy design, from flooring, lighting, and materials, are all critical. Lighting can help reduce confusion and give visual cues for those suffering from dementia. Flooring that can help reduce noise and mitigate falls, non-toxic materials for higher air quality, and sustainable materials to support health and well being.
Don’t Forget About The Staff
“Day in and day out, staff is also part of a senior living community. They, too, need to feel supported and comfortable in their work environment, and be able to relieve stress when needed. The bottom line is if owners/operators take good care of their employees, they will take more pride in their work, which will reduce turnover and ultimately be better for residents,” Facility Executive.
Designing a comfortable area for the staff is important. Somewhere they can take a break, lounge seating, a kitchen, a designated area where the staff can eat together and play games, such as ping pong.
